I'll offer my theory on this by comparing Creighton to Seton Hall. I imagine comparisons with Butler and Xavier would play out in a similar fashion.
As I'm sure everyone is aware, Seton Hall did not have nearly the expectations Creighton did this year, and the team hasn't even lived up to those low expectations(although, yes, they have been decimated by injuries).
Next up, the schedule. SHU's non-conference schedule is garbage. The highest profile team to visit the Rock in non-conference play may well have been LIU-Brooklyn. And the Big East competition is being viewed as a step down from last year as well with no more Louisville, UConn, Syracuse, etc. Creighton, on the other hand, is seeing a massive improvement in the quality of its competition compared to last year. They're also in that honeymoon period of just joining a major conference, which is sure to get the fan base extra excited.
And despite all of that, based on what I've read on here, it seems that Seton Hall's ticket prices seem to be running well over double that of Creighton.
The problem with your theory is that Creighton had Top 10 attendance last year, with an MVC schedule and a horrible home noncon.

What is going on the court is far less important than simply nothin else going on. Seton Hall would have to be having a nationally relevant season, say Top 10, to move the needle in the NY Metro. Creighton has a captive audience, in just about every sense of the word, in their corner of nowheresville

Captive audience in nowhereseville? Ha! I'll have you know as soon as I'm done chopping wood for my furnace, cleaning the outhouse for our holiday guests and doing the afternoon feeding of my hogs 'n chickens I am diving my tractor down to the local chappel as we are havin' a pre-Christmas weenie roast followed by putting up the pole and having our ritual Festivus Feats of Strength contest.

TBJ - Can you give us a lift on your tractor? Our horse got sick last night and we have no way of moving our buggy into town.

Indy has the Pacers, selling out most dates, the Colts selling out, and just an hour south IU selling out. If you take the road trip to Indy, I think you will be surprised at the number of opportunities you have for your winter time entertainment dollar. We also have the same crappy weather you have on the east coast, and the same holiday schedules, i.e., no students on campus. We have had strong attendance since our two Final Four runs. So maybe it is a four year honeymoon.
